Allowed Pets: Domestic dogs, cats, birds, and small caged animals (e.g., hamsters, guinea pigs, or fish in tanks up to 20 gallons) are permitted. Pet Limit: A maximum of two (2) pets per unit is allowed, subject to property management approval. Weight Restrictions: Dogs must not exceed seventy-five (75) pounds when fully grown. Non-Refundable Pet Fee: $300 per pet, due prior to move-in or when the pet is added to the lease. 2. Monthly Pet Rent: $35 per pet, charged as part of monthly rent. Resident Responsibilities 1. Registration: All pets must be registered with property management and approved prior to being brought onto the premises. Documentation required includes: -Vaccination records -Proof of spaying/neutering (if applicable) -Photo of the pet for identification purposes 2. Behavior and Supervision: -Pets must be kept on a leash at all times when outside the unit and in common areas. -Pets must not exhibit aggressive behavior, excessive barking, or other disturbances. 3. Waste Disposal: -Pet owners must promptly clean up after their pets in all areas of the community. -Failure to dispose of pet waste appropriately may result in fines of up to $50 per incident. 4. Damage and Liability: -Pet owners are responsible for any damages caused by their pets to the unit, common areas, or other residents’ property. -Liability insurance that covers pet-related incidents is recommended. Failure to adhere to the Pet Policy may result in the following actions: 1. Written warning for first-time violations 2. Fines of up to $50 for subsequent violations 3. Removal of the pet from the property for repeated violations or serious incidents 4. Potential lease termination if violations persist
